Standard 3-tab asphalt shingles: 15–20 years in Texas conditions. Architectural (dimensional) asphalt shingles: 25–30 years. Impact-resistant asphalt shingles: 30+ years. Metal roofing: 40–70 years. TPO flat roofing: 15–25 years.

Signs Your Roof Needs Replacement
Even within these ranges, storm damage or poor installation can require earlier replacement. Watch for:
Shingles that are curling, cupping, or losing granules. Multiple areas of missing shingles. Recurring leaks after repeated repairs. Daylight visible through the attic. A roof that's more than 20 years old with no prior replacement.
