How Often Should You Replace Your Roof in Texas?

How Often Should You Replace Your Roof in Texas?

If an insurance notice mentions the roof's age, read whether Texas home insurance can deny coverage because of roof age before treating the notice as a replacement recommendation.

The age printed on a roofing warranty is not a promise that every Texas roof will last that long. Ventilation, installation, tree cover, repairs, heat, and storm exposure all affect service life. Use the ranges below as a guide, then judge the roof by its actual condition.

Average Roof Lifespan by Material

The lifespan of your roof depends heavily on the material:

Standard 3-tab asphalt shingles: 15–20 years in Texas conditions. Architectural (dimensional) asphalt shingles: 25–30 years. Impact-resistant asphalt shingles: 30+ years. Metal roofing: 40–70 years. TPO flat roofing: 15–25 years.

Texas heat and UV exposure typically shorten these estimates compared to cooler climates.

Signs Your Roof Needs Replacement

Even within these ranges, storm damage or poor installation can require earlier replacement. Watch for:

Shingles that are curling, cupping, or losing granules. Multiple areas of missing shingles. Recurring leaks after repeated repairs. Daylight visible through the attic. A roof that's more than 20 years old with no prior replacement.

The Texas Factor: Storm Events

In Baytown and East Texas, the risk of significant hail and wind events is higher than the national average. A single storm can inflict enough damage to justify a full replacement, even on a relatively new roof.

This is why we recommend a free storm damage inspection after any significant storm event, regardless of how old your roof is. An inspection can reveal damage that is hard to see from the ground; your insurer decides whether it is covered.

When Repair vs. Replace

Not every damaged roof needs full replacement. If your roof is under 15 years old and damage is isolated to one or two areas, targeted repair may be appropriate. If the roof is older, widespread damage or granule loss has occurred, or repair costs approach 30–40% of a replacement cost, replacement is usually more economical.
