Replacing a roof is a big job, and most of the parts that determine how long it lasts are hidden when the work is done. We pay attention to the decking, underlayment, flashing, ventilation, and cleanup as well as the shingles you can see from the street.

Why matching shingles do not make two quotes equivalent

Two proposals can name the same shingle and still include substantially different work. Compare the roof areas being replaced, removal of existing layers, decking allowance, flashing treatment, ventilation changes and disposal. Identify whether porches, attached additions and low-slope sections are included rather than assuming that “whole roof” means every surface.

A clear comparison separates product selection from installation scope. The shingle is one component; a proposal also needs to describe the layers and junctions that manage water beneath and around it. A lower total can reflect a narrower scope, fewer included repairs or a different assumption about existing materials. Understanding that difference is more useful than judging by the bottom line alone.

Use a consistent checklist across estimates. When an item is missing, mark it as unresolved rather than treating it as included or excluded. Resolve those differences before choosing between totals.

Plan for wood that becomes visible during tear-off

Decking is the roof’s supporting wood surface. A surface inspection can reveal warning signs, but some damage remains concealed until old roofing is removed. The useful preparation is a written method for handling that discovery, not a promise that every roof contains the same amount of damaged wood.

An allowance identifies the amount or type of decking work already included. Additional work should be described by location, quantity and agreed charging method, with approval recorded before it proceeds. This keeps a necessary repair from turning into an unexplained change in the final invoice.

Deck replacement and structural framing repair are also different scopes. A damaged sheet does not automatically mean the rafters need replacement, and a sagging roof cannot be understood from the shingle condition alone. If a structural concern appears, the project needs the appropriate assessment rather than simply covering the surface with new material.

Compare the written protection and completion documents

A manufacturer’s product warranty addresses specified product defects. Workmanship coverage addresses installation under its own written terms. Compare the responsible party, covered conditions, exclusions and claim procedure separately. A familiar brand or a long headline term does not tell you who will resolve every possible future leak.

If enhanced coverage is proposed, identify its exact name and eligibility requirements in the paperwork. Registration, qualifying components and installer requirements can matter. The coverage should be attached to the actual proposed system rather than inferred from a credential or a marketing label.

For your project file, keep the signed scope, approved changes, final invoice, product identification, written warranties and any required inspection or certification records. Photos of work covered during installation can also help explain what was done later. These records are useful when maintaining the roof, addressing a concern or selling the property.

What Is Roof Replacement?

For a full roof replacement, we remove the old material, inspect the decking, repair damaged wood as needed, install the underlayment and flashing, and then install the new shingle, metal, or tile system. If storm damage is involved, we also provide the photos, estimate, and contractor documents for your claim.

When to Consider Roof Replacement

  • ✓Roofs over 20 years old with widespread granule loss, curling, or cracking across multiple sections
  • ✓Properties with storm or hail damage across several roof sections
  • ✓Homes where multiple repairs have added up and you're spending money without gaining longevity
  • ✓Homeowners preparing to sell who want to protect the appraised value of the property

Two checks before a Baytown roof replacement

Before choosing a shingle color or setting an installation date, confirm what is coming off the roof and which paperwork applies to the property. A city permit and a windstorm certificate answer different questions.

1. Does the work include roof decking?

The City of Baytown's residential permit guidance lists shingle-only replacement as permit-exempt. Installing, repairing, or replacing roof decking requires a permit. That distinction matters when tear-off reveals damaged wood underneath the shingles.

Ask whether the estimate includes decking, how additional work will be approved, and who will confirm permit requirements. For a property within city jurisdiction, Baytown Building Services can check the scope at 281-420-6537. A Baytown mailing address alone is not a substitute for checking jurisdiction.

2. Does your property need windstorm certification?

Baytown extends into Harris and Chambers counties. TDI includes Chambers County in its designated coastal area, while its Harris County rules name specific cities and boundaries. Check the actual property against TDI's windstorm program guidance and ask your insurance agent what your policy requires. Do not decide from a ZIP code alone.

If certification applies, arrange for the required inspections before construction starts so the inspector can check the work at the right stages. TDI distinguishes WPI-8 certification for ongoing construction from WPI-8-E for completed work. Its inspection guide explains the two routes. Ask who will arrange the inspection and how you will receive the certificate; a roofing estimate is not a certificate.

Keep the paperwork with the roof

Save the agreed scope, material information, change approvals, warranty terms, and any required inspection records. If storm damage prompted the work, keep the roof photos and insurance claim documents with them. If only a small area is damaged, an inspection may instead point to a localized Baytown roof repair.

The roof works at its connections

Underlayment, flashing and the roof covering have different jobs. The covering sheds the main flow of rain. Underlayment adds protection beneath it. Flashing handles interruptions such as walls, valleys and penetrations. A product upgrade at the visible surface does not by itself correct a poorly connected junction.

Flashing reuse therefore needs an explicit decision. GAF’s technical bulletin describes condition and size checks for retained metal and recommends replacement where possible. New shingles may require different flashing dimensions, and removal can damage existing pieces. “Reuse flashing” and “replace flashing” should be identifiable scope choices, not details discovered after work starts.

Ventilation is another system decision. A ridge exhaust vent depends on adequate intake; replacing a visible ridge component alone does not establish that air can enter the attic. The proposed arrangement needs to fit the roof and attic, with the manufacturer’s instructions governing the actual components.

For a material change, compare the assembly rather than the finish alone. Shingle, metal and tile systems have different fastening, slope and detailing requirements. Review those differences before choosing a color so the preferred appearance is tied to a roof system suitable for the building.

Answered Questions

How long does a roof replacement take?

Timing depends on the roof size, system, access, weather and any concealed damage. The written project plan should distinguish the expected installation period from the start date and explain what can change it. Our documented Baytown tree-damage replacement took about two days; that is one completed project, not a schedule for every roof.

What's the best roofing material for Texas?

The best fit depends on the building and your priorities. Compare shingles, metal and tile by the specific product, roof slope, supporting structure, installation scope, maintenance and written warranty. Impact and wind ratings apply to particular products and assemblies; a material name alone does not establish performance.

Will insurance cover my new roof?

A new roof is not automatically covered because a storm occurred. The cause and extent of damage, policy terms, deductible, and coverage limits matter. We document the roof and estimate the work; ask your insurer to explain the coverage decision.

Do I need to move out during the replacement?

Many homeowners remain home during roofing work, but access, noise, household needs and any structural or interior damage affect the plan. Discuss those conditions before work begins. The project scope should explain site access, cleanup and how unfinished areas will be protected if work continues beyond one day.

Can a porch need a different roofing system from the main roof?

Yes. A porch or addition can have a different slope and drainage arrangement from the house. The estimate should identify that surface and its proposed system separately. Extending the main roof’s material onto every surface is not automatically an appropriate installation.

Should gutters, skylights or rooftop equipment be included automatically?

Treat them as separate scope decisions. Roof replacement may require work around them without including their replacement. Identify which items remain, which are removed or reinstalled, and which need a separate trade so the installation sequence and responsibilities are clear.
